Energy performance certificates
An Energy Performance Certificate EPC tells you how energy efficient a home is on a scale of A – G. The most
efficient homes - which should have the lowest fuel bills, are in band A and the least efficient homes which will have high
fuel bills will be in band G.
The EPC also gives information on a scale of A – G about how the home has an impact
on the environment; the better rated homes are those with less carbon dioxide emissions CO2.
The average property
in the UK is currently between bands D-E for both of the ratings. The EPC also includes recommendations on ways to improve
the homes energy efficiency which gives prospective occupiers the opportunity to save money and help the environment
Why an Energy Performance Certificate EPC is required
Under the European Building Directive ALL residential
properties are now required to have an Energy Performance Certificate (EPC) in place at the time of a new tenancy agreement
or sale of a property.
As a property owner, occupier or residential landlord who is thinking of selling or renting,
it is their responsibility to ensure that the property has a valid EPC for detailing the property’s energy efficiency
rating.
Once the DEA has gathered enough data required, the information is then entered onto a national database
for the Energy Performance Certificate to be generated. This process is normally produced within 48 hours and the property
owner / landlord will be notified in writing or via email with a unique reference number to access the EPC.
